Welcome to the club Bossanova! I live in NW DC and keep 2 55s, one with 2 Jack Dempsey's and the other with mbuna and I've never experienced a problem with the tap water. I use Prime to condition water straight from the tap and throw in Seachem American Cichlid Salt and Malawi Buffer from time to time. Also keep driftwood in the JD tank which softens the water. All the fish are happy as can be and show great color.

There are a lot of folks who keep, breed and sell those fish in the club (and bring them to club auctions).
